Machines were working Thursday moving ground for The Collective on 13th, a new Charles City housing development.

Located on the south side of 13th Street in the Southwest Industrial Park, the $12 million affordable housing complex from Commonwealth Development Corp. has been a major project for the city and the Charles City Area Development Corp. to address Charles City’s housing needs.

“We’re excited to see them breaking ground and getting started,” said City Administrator Steve Diers.

The Collective on 13th is one of two housing developments in the works in that area. On the other side of 13th Street, Kading Properties is working toward the development of a series of multi-residential units, from duplexes to six-plexes.

The Collective on 13th project is planned for completion in summer of 2026 and will offer 40 units of one to three bedroom apartments.
